CopperStone Village is a proposed community of 270 units in Sacramento, California. The site plan and buildings, designed by local architect Bill Kuchman, are in a Mission California Stucco style and completed in a rich, warm color scheme of browns, golds and greens. With close attention to detail, decorative features will include ornamental window grilles, ledge stone, wide window trim and trellis details, along with ornamental steel rails and beam-style corbels. The development, on 10.3 acres with a unit-per-acre density of 26.27, also will include a 4,940 square foot recreation center located at the heart of the community.

The Century Lofts project in downtown Sacramento is a 32,000 square foot parcel with 128 proposed residential units. In addition to flats and loft penthouse-style apartment homes and parking, Century Lofts will include approximately 10,500 square feet of commercial and retail space to anchor the building at the ground floor.
Additionally, Memorial Lofts at the northeast corner of 16th and J streets downtown is a project with 154 residential units. The plan proposes a mixture of flat and loft penthouse-style apartment homes, parking and 14,500 square feet of ground-floor commercial and retail space. The scale and design of the commercial and retail façade will allow views into storefronts and accommodate restaurants with outdoor seating.

Rich color tones and material changes at key points highlight the architectural features of each building. USA Properties Fund has acquired and obtained all the required entitlement approvals for a 6.5 acre multifamily site in the Promenade at Arbor Creek mixed use development located at 8330 Elk Grove Florin Road in Sacramento.
Arbor Creek Family Apartments will be a 102 Unit family apartment community with two and three story buildings surrounding a Central community area. Arbor Creek Senior Apartments will be a 68 Unit gated age restricted Senior apartment community with a single building footprint with two and three stories served by and elevator surrounding and enhanced central landscaped courtyard.
Both communities feature large community buildings with planned activities and resident services. The focus of the design has been to create a pedestrian friendly community with interaction between the residential and commercial portions within The Promenade at Arbor Creek, as well as providing direct pedestrian and vehicular access to neighboring retail centers.

It’s location at the western edge of the Old Town Commercial District of Roseville is a City of Roseville identified Opportunity Site within a Priority Project district. The Pacific Plaza’s urban design and architectural concepts derive from comprehensive analysis of the neighborhood context and the City of Roseville Downtown Specific Plan and Downtown Code guidelines.

Vintage at Laguna II will be a 69 unit affordable senior apartment community, a second phase to the existing 156-unit Vintage at Laguna Senior Apartment (Phase 1) community located at 9210 Big Horn Boulevard just north of Laguna Boulevard. This project will offer one and two bedroom units. The project site is 2.6 acres with a project density of 26.5 units per acre.
The single building footprint is U-shaped surrounding a central courtyard. The project consists of single building that is three stories, with two story elements at the northern most portions of the U-shaped building. The architectural style of the building is influenced by the Spanish styling of the existing Vintage at Laguna Senior Apartments (Phase1). The design of the features includes decorative window patterns, canals, balcony corner elements and steel tube balcony railings. The project is designed with a variety of heights and articulation to provide architectural interest and complimented by a varied paint color palette.
Community amenities include a 2,798 square foot community center on the ground floor on the west side of the building. The community center will feature a lobby, leasing office, great room, kitchen, covered patio and fitness center.

Mayfair Court is a proposed new construction 93-unit rental project with a mix of 56 two-bedroom and 37 three-bedroom units. This is a dense urban development project with one building made up of three and four stories with below grade parking. The exterior of the building will a stucco finish brought to life in a color scheme of beige and brown tones with Spanish tile roofing. Aesthetically appealing wrought iron accents and stucco pop outs will add variation to the elevations.
The 1.44 acre site with a unit-per-acre density of 64.58, offers kitchen facilities, a fitness area and computer learning center is located on the first floor of the development. Two landscaped courtyards will provide outdoor space for residents to enjoy.
