CopperStone Village is a proposed community of 270 units in Sacramento, California. The site plan and buildings, designed by local architect Bill Kuchman, are in a Mission California Stucco style and completed in a rich, warm color scheme of browns, golds and greens. With close attention to detail, decorative features will include ornamental window grilles, ledge stone, wide window trim and trellis details, along with ornamental steel rails and beam-style corbels. The development, on 10.3 acres with a unit-per-acre density of 26.27, also will include a 4,940 square foot recreation center located at the heart of the community.

The Century Lofts project in downtown Sacramento is a 32,000 square foot parcel with 128 proposed residential units. In addition to flats and loft penthouse-style apartment homes and parking, Century Lofts will include approximately 10,500 square feet of commercial and retail space to anchor the building at the ground floor.
Additionally, Memorial Lofts at the northeast corner of 16th and J streets downtown is a project with 154 residential units. The plan proposes a mixture of flat and loft penthouse-style apartment homes, parking and 14,500 square feet of ground-floor commercial and retail space. The scale and design of the commercial and retail façade will allow views into storefronts and accommodate restaurants with outdoor seating.

This mixed-use project located on Mission Boulevard in Union City, CA., offers three- and four-story courtyard living. The California Mission Style-inspired architecture houses one, two and three bedroom apartment homes ranging in size from 750 to 1,200 square feet. Additional amenities include a clubhouse, along with landscaped and hardscaped courtyards. The development also incorporates retail frontage with landscaped streetscapes and pedestrian-oriented urban design featuring arcades, benches and fountain courts.

Vintage Chateau II in Petaluma, CA., is the second stage to the highly successful Vintage Chateau Senior Apartment Community. The phase two proposal includes 67 units of low income senior apartment homes, plus one resident manager unit and on-site recreation facilities. In keeping with the modern French styling of the existing Vintage Chateau facility, the exteriors of the new building will be painted in warm autumn colors and feature a composite shingle roof. The three-story elevator building has two-story elevations at the four corners to reduce building massing. In addition, there is a central courtyard designed with decorative pathways, outdoor seating areas, citrus fruit groves and an outdoor spa.

Forestwood at Folsom is a proposed development with 55 residential units. The development will be made up of four buildings with tuck under parking along a drive aisle. The architectural style of the buildings incorporate modern Mediterranean design with elevations characterized by varying planes including balconies, breezeways, and roof elements with diverging lines and shapes. The exterior of the buildings will be enhanced with stucco treatments, trim elements and creative horizontal and vertical color blocking. The 2.43 acre site with a unit-per-acre density of 22.63, will include a 1,058 SF clubhouse with office, restrooms, service kitchen, family activity are and outdoor playground facilities.

Vintage at Snowberry is entitled as a 224 unit community. The buildings are designed in the traditional California Mission stucco vernacular style architecture. The architectural styling is brought to life in a traditional Spanish color pallet. Decorative features include S-tile profile cement tile in rustic tones of natural clay, dual pane windows, decorative window trim, ornamental metal pot shelves, architectural trellis details, decorative steel rails and architectural columns.
The community will include a variety of one bedroom, one bedroom with den, and two bedroom units. The community includes a club house and on-site recreational facilities designed specifically for senior residents aged 55 and over with qualifying incomes ranging from 30% to 60% area median income for Riverside County. The 4.96 acre site will have a unit –per-acre density of 25.

Kawana Springs Family Apartments is proposed as a 42 unit family apartment home located on the Southwest Corner of Kawana Springs Road at Petaluma Hill Road. Marrying cost effective building envelopes with architectural punch, each of the five buildings in the project presents an alternate elevation to the street and center drive aisle. Rich color tones and material changes at key points highlight the architectural features of each building. At the heart of the site is the 2,116 SF clubhouse with manager’s office, activity area, kitchen, computer lab, and laundry facilities. The site’s open landscaped areas and include a tot lot and a multipurpose gathering area with seating and a barbecue area for gatherings.
