Vintage at Laguna II
Vintage at Laguna II is a 69 unit affordable senior apartment home community under construction at 9210 Big Horn Boulevard just north of Laguna Boulevard. This community is a second phase to the existing 156-unit Vintage at Laguna Senior Apartment (Phase 1) community next door. This project will offer one and two bedroom units. The project site is 2.6 acres with a project density of 26.5 units per acre.
The single building footprint is U-shaped surrounding a central courtyard. The project consists of single building that is three stories, with two story elements at the northern most portions of the U-shaped building. The architectural style of the building is influenced by the Spanish styling of the existing Vintage at Laguna Senior Apartments (Phase1). The design of the features includes decorative window patterns, canals, balcony corner elements and steel tube balcony railings. The project is designed with a variety of heights and articulation to provide architectural interest and complimented by a varied paint color palette.
Community amenities include a 2,798 square foot community center on the ground floor on the west side of the building. The community includes a clubhouse and on-site recreational facilities designed specifically for senior residents aged 55 and over with qualifying incomes ranging from 30% to 60% area median income the Sacramento County.
Vintage Chateau II
Vintage Chateau II is a 68 unit affordable sernior apartment home community under construction in Petaluma, California. This site offers one and two bedroom floor plans in a 3-story rectangular building surrounding a central courtyard. The community will also include a 2,458 SF clubhouse, laundry facilities and other common areas. The parking is located at the side and rear of the site promoting the building forward to present an attractive streetscape and adding to the neighborhood character.
Vintage Chateau II is an excellent in-fill site to fulfill our goal of building quality housing projects for value conscious residents and helps the City of Petaluma meet their growing need for affordable housing units. The target population will be senior households, age 55 and over, with incomes ranging from 50% to 60% Area Median Income for Sonoma County.
Forestwood at Folsom
Forestwood at Folsom is family apartment home community under construction in Folsom, California. The community will be made up of four buildings with tuck under parking along a drive aisle. The architectural style of the buildings incorporates modern Mediterranean design with elevations that included balconies, and breezeways. The exterior of the buildings will be enhanced with stucco treatments, trim elements and creative horizontal and vertical color blocking.
The 55 unit apartments will include a variety of one, two and three bedroom floor plans. The community will have a 1,058 SF clubhouse with office, restrooms, service kitchen, family activity are and outdoor playground facilities.

Vintage at Snowberry
Vintage Snowberry a affordable senior apartment home community under construciton in Riverside, California. The buildings are designed in traditional California Mission stucco vernacular style architecture. The architectural styling is brought to life in a traditional Spanish color pallet. Decorative features include S-tile profile cement tile in rustic tones of natural clay, dual pane windows, decorative window trim, ornamental metal pot shelves, architectural trellis details, decorative steel rails and architectural columns.
The 224 unit apartments will include a variety of one bedroom, one bedroom with den, and two bedroom floorplans. The community includes a club house and on-site recreational facilities designed specifically for senior residents aged 55 and over with qualifying incomes ranging from 30% to 60% area median income for Riverside County. The 4.96 acre site will have a unit –per-acre density of 25 units.
